  1. Set the Right Price for Your Home


A marketing plan is setting the list price correctly. If the list price is to low, you won’t benefit from the optimal profit. If a home is priced too high, potential buyers may be scared way. To determine the best asking price, I will do a market analysis of recently sold homes in the area and study marketplace trends. This information will help determine the best listing price for the house.


  1. Clean, Organize, and Neutralize your Space


Unclutter your house to make it look bigger and cleaner. All the countertops should be clear and clean. Buyers need to be able to envision their own belongings in the home; so, avoid using bright colors and too many personal affects. Have the lawn maintained and looking superior.


  1. Always be Ready to Show 


Allow the agent to install a lockbox, which will allow the home to be shown at anytime. If you are still living at the home, extend the hours which agent can show their clients. It may be wise to leave so the would-be buyers feel comfortable viewing the home.


  1. Like they say “First Impressions Matter”


Make sure your curb appeal is nice. Check the details all the way to the mailbox. The first thing a client will see is the outside of the house. Sellers can easily add value to home buy adding curb appeal.


  1. Beware Pet Odors

This can be a big one! If you have pets, get all rugs steam cleaned and be extra vigilant about vacuuming and washing surfaces. Also, be sure to remove any extra-loved pet toys and doggie bones from home.
